Academy Award winner Da'Vine Joy Randolph is suing the leasing company behind her Los Angeles rental home, alleging the $17,000-a-month property was plagued by unresolved pest, plumbing and safety problems almost from the moment she moved in, according to TMZ.

Randolph's suit names leasing company 421 NRD LLC over the five-bedroom, six-bathroom, roughly 4,452-square-foot home, valued at more than $5 million, that she has leased since September 2024. According to the complaint, the company represented the property as being in good condition before she signed on — but Randolph says she instead found water intrusion, pest infestations, defective locks, malfunctioning doors and windows, plumbing failures and inconsistent water pressure once she moved in.

"Fix It or Leave"

When Randolph raised the issues with the landlord, the complaint alleges, the company made only insufficient repairs and eventually told her she was free to move out if she remained unhappy with the conditions — a response Randolph's suit characterizes as a landlord unwilling to properly maintain a property it was still collecting five-figure monthly rent on.

Representatives for 421 NRD LLC have not publicly responded to the allegations, and the specific damages sought in the filing were not fully detailed in TMZ's initial report. Randolph, who won the Academy Award for Best Supporting Actress for "The Holdovers," has not commented beyond the filing itself.

The case is the latest in a string of high-profile disputes between celebrities and landlords over luxury rentals in Los Angeles, where sky-high rents and older housing stock frequently collide. It's unclear how quickly the case will move through the Los Angeles court system, or whether the parties might settle before it does.
